Santa Ana winds window prep: the checklist to run before the first red-flag day

Every fall the wind comes down off the San Gabriels dry, hot, and sideways. An afternoon of prep now is the difference between a dusty house and a screen-and-glass repair bill.

Santa Ana winds window prep is the most underrated hour of home maintenance in the San Gabriel Valley. Nobody schedules it. Then a red-flag advisory posts, the wind comes over the ridge at forty-plus, and the phone here starts ringing with the same four problems: a screen that flew off, a slider that won’t shut, grit ground into a window track, and a pane that met a patio umbrella.

We’ve been glazing windows at the base of these mountains for 36 years — family owned since 1989 — and the pattern is dependable enough that we plan our fall around it. Here’s what actually matters, roughly in the order we’d do it.

Why this wind is different

Santa Anas aren’t ordinary gusts. They’re offshore winds: high pressure builds inland over the Great Basin, air spills toward the coast, and as it drops through the passes and canyons of the San Gabriels it compresses, heats up, and dries out. Relative humidity can fall into the single digits. The air comes downhill fast and it comes funneled — which is why foothill communities like Glendora, La Verne, San Dimas, Claremont, and Upland routinely see stronger gusts than places a few miles south on the flats.

Three things about that combination matter for your windows:

Season, roughly

Santa Ana events typically run from about September into February, with the strongest stretch usually in October through December. Watch for National Weather Service wind advisories and red-flag warnings for the San Gabriel Valley and the Inland Empire — those forecasts are the cue to run this list, ideally a couple of weeks before the first one.

Santa Ana winds window prep: the walk-around

Give yourself an hour and go around the outside of the house with a screwdriver, a hose, a rag, and a phone for photos. You’re looking for anything the wind can grab, rattle, or drive grit into.

1. Push on every screen

Stand outside and press each screen frame at the corners. If it flexes out of the channel, rocks in the track, or the spline is riding proud of the frame, that screen is a projectile waiting for a gust. Screens fail at the corners and at the spline groove first, almost never in the middle of the mesh.

If the frame itself is bowed or the corners have opened up, replace it — a floppy frame won’t hold mesh tight no matter how good the new spline is.

2. Check the clips, not just the screen

Most residential screens are held by small plunger pins, spring clips, or friction tabs. They corrode, snap, and go missing, and nobody notices until wind lifts the screen out of the opening. Second-floor screens are worth a hard look: that’s where a departing screen becomes a hazard rather than an errand.

3. Wash out the tracks and sills

This is the highest-value five minutes on the list. Vacuum the debris out of every sliding window and door track, then wipe the channel. Grit in a track is what turns into a stuck window by November, and it’s the number one killer of patio door rollers. Wind blows a season’s worth of dirt into those channels in a single afternoon, so do this again after a big event.

Skip the oil. Petroleum lubricants in a window track collect the next round of dust and turn to grinding paste. A dry silicone or PTFE spray on the track, wiped rather than puddled, is the right call.

4. Look at the glazing beads and putty

On older aluminum and wood sashes — common all over Glendora’s mid-century tracts — the glass is held by vinyl beads or glazing putty that goes brittle with age and UV. Wind flexes a loose pane in its frame, and a loose pane rattles, leaks, then cracks. Press gently on the glass: any perceptible movement means the glazing needs attention. 5. Clear the launch pads

Most of the glass we replace after a wind event wasn’t broken by wind. It was broken by something the wind picked up. Walk the yard and put away or tie down: patio umbrellas (fold and strap, don’t just close), lightweight chairs, potted plants on ledges, garden tools, trash-bin lids, holiday decorations, trampolines, and anything leaning against the house. Trim dead palm fronds and any branch that can reach a window — palm fronds are heavy, sharp, and they travel.

One thing people get backwards

Opening windows “to equalize pressure” is a hurricane myth, and it doesn’t help here either. During a Santa Ana event you want windows and doors closed and latched. Latched matters: an unlatched sash that’s only resting shut will chatter in the frame all night and can pop open in a gust.

The dust that gets in anyway

Even a well-sealed house takes on a fine layer during a strong event. That’s normal — the pressure difference across the building is real and air finds its way. What isn’t normal is a visible dust line along a sill, or grit you can feel on the floor under a window. That points at a failed seal or a gap you can fix.

Two practical notes. First, resist the urge to wipe dusty glass dry: that grit is abrasive and you’ll put fine scratches in the pane. Flood it with water first, then squeegee. Second, if the dust is landing on the inside of a screen frame in a neat rectangle, your mesh is probably a coarse weave. If the power goes out

Utilities in fire-prone foothill areas sometimes cut power preemptively during extreme wind. That has a window angle worth planning for: with no A/C, you’ll want to ventilate once the wind eases, and that means your screens need to actually work. It’s also the moment people prop a slider open for airflow overnight, which is a security question — one reason security screens get a hard look in this valley. If you have a dog or cat who will find that open door, pet-resistant mesh saves you the second repair.

After the wind: a ten-minute pass

  1. Count your screens. Walk the perimeter and check neighbors’ yards. Screens travel farther than you’d think.
  2. Open and close everything. Any sash or slider that got gritty will tell you immediately. Clean the track before you force it — forcing a gritty slider is how rollers die.
  3. Look at the glass edges, not the middle. Impact cracks and stress cracks usually start at an edge or a corner where the pane meets the frame.
  4. Check for new condensation between panes. A flexed or impacted dual-pane unit can lose its seal without any visible break. If a haze shows up that wasn’t there before, that’s a failed IGU.
  5. Photograph anything damaged before you clean up, in case it turns into a claim.

Worth upgrading before next season?

If you’re already replacing something, a few choices pay off specifically in wind country:

None of that is urgent. It’s just the version of the decision you’d rather make in September than in the middle of a December gust.
